Step 1. Understanding Your Vision
Whether crafting a custom home or remodeling an existing structure, we begin with a comprehensive consultation and visit to your home or building site to align on your project’s goals. Together, we’ll work to understand your key design objectives, home or site conditions, and any existing constraints we may discover. We’ll also talk about schedule expectations and may give you some examples of costs for similar projects that we’ve completed.
After our initial meeting, we will provide you with a preliminary budget range, as well as past client references and sample project documents that will give you a better understanding of how we operate and determine if we are a good fit for your project.
Step 2. Project Development & Planning
With a solid understanding of your project, we move into the planning or pre-construction phase, honing every detail to ensure a smooth construction process. We collaborate closely with you, your design team, and other professionals to refine building and finishing details that integrate best practices and our extensive experience.
This phase begins with a Project Development Agreement (PDA) and a planning deposit, which provides you with a detailed scope of work, project schedule, and a well-defined fixed budget. Think of it as a rehearsal for the build—a step that minimizes surprises and maximizes efficiency once construction begins.
Step 3. Construction Agreement
- A precise scope of work, integrating architectural specifications, structural elements, and custom finishes.
- A construction timeline with defined phases, incorporating critical path scheduling and resource management.
- A final budget, clearly itemized to reflect all project decisions.
Step 4. Time to Build
Construction is where design meets execution. From groundbreaking to finishing touches, we maintain a commitment to executing the project in a thoughtful and deliberate manner.
We’ll keep you informed every step of the way through regular updates and progress meetings, upcoming phases, and any evolving needs. Your Project Manager & Site Supervisor will be your main points of contact, addressing challenges promptly to make sure the project stays on course.
We also accommodate mid-build changes with efficiency, following the guidelines outlined in our agreement, so your vision can evolve while staying true to the project’s overall objectives. With a focus on precision and environmental stewardship, we aim to deliver a home that exceeds expectations.
Step 5. Job Completion
As your project approaches completion, we conduct a thorough inspection to create a detailed punch list of final tasks and finishing touches. You’ll have the opportunity to review this list, confirming that every aspect meets your expectations.
The final step includes a comprehensive walk-through to confirm all work aligns with both your vision and our quality standards. We provide tailored post-project instructions, emphasizing maintenance of key elements and building systems. Once approved, we’ll issue the final invoice and schedule a 1-Year Warranty visit to evaluate performance and address any items that might need attention.
